The Metcalfe Bond Stores are two adjacent buildings that have landmark significance as the early 20th century townscape in the Rocks.
We were engaged directly by Sydney Harbour Foreshore Authority to carry out compliance and infrastructure upgrades to the Metcalfe Bond building, which we undertook off the back of a successful make good of the largest office tenancy in the building. Our experience working on complex heritage projects and fully tenanted buildings was a key driver in the project’s successful execution.
The Landowner’s objective was to upgrade the dilapidated main building infrastructure and BCA compliance levels to current standards, whilst maintaining the historical values of the heritage listed building. The works were part of a major planned maintenance program originally scheduled for 2020, but were brought forward to 2015/16 due to new leasing arrangements.
Our work involved:
• Full upgrade of building HVAC system, including new CHW and HHW plant, mechanical services to public spaces and new mechanical services infrastructure for the entire building.
• Full upgrade of electrical services including new main site switch room, power supply upgrade, and replacement of all house and tenant supply infrastructure throughout the building
• Fire, Hydraulic and Security services upgrades
• Façade alterations and BCA upgrade works to common areas
• New Level 1 amenities
Whilst confronted with numerous challenges throughout the course of the project, we overcame all encountered and transformed a dilapidated building core to modern day standards, whilst still maintaining the historical building values.
