What is Electrical Maintenance?
Electrical Maintenance is a critical service covered by your facilities management company. If your electrical components and systems are not operating correctly or are not fully compliant with all testing requirements, the results can be costly. While Electrical Maintenance covers a wide range of devices, the 2 main topics are RCD testing and Test and Tag.
Test and Tag
This process is a Work Health and Safety requirement and is designed to ensure your workers have a safe and risk-free setting to perform their jobs in. Test and Tag is the name given to the process of inspecting and testing electrical equipment to determine whether it is electrically safe. Test and Tag is designed to mitigate risk for workers and is one of the requirements of commercial building ownership. Test and Tag responsibilities fall to the facilities manager or the facilities management company that is in charge of maintaining the structure and its safety.
The other testing process required by law is called RCD testing; this process ensures that in the times of need you will be protected if one of your GPOs or appliances fail. Both Test and Tag and RCD Testing can be performed by your BBM facilities management team.
Why Electrical Maintenance is Important
The whole reason electrical maintenance and testing is required is to enhance safety in the workplace. Electrical Test and Tag has been proven to minimize the risk of injury/death through electrical shock in the workplace.
Like any mechanical device, faults do occur that may render the RCD inoperable, so it is important to ensure your RCD functions correctly at regular intervals. Test and Tag and RCD checks identify electrical safety issues before an injury occurs, protecting your employees from harm and your business from liability.
How Does it Work?
Any equipment supplied with power through a socket outlet must be tested according to a designated testing interval; the intervals required for each type of equipment are detailed in the table below.
An electrician will visit your site and perform a visual inspection of your equipment, and then the following tasks are performed:
- Each piece is tested with an electronic device that checks for a variety of performance and safety measures.
- If the equipment passes testing the device will print a label which is fixed to the lead and the equipment can be put back into use until the next testing interval.
- If the equipment fails testing, the device will print a label indicating so and the equipment must be quarantined until it is repair and retested or replaced.
- Once all testing is complete, a report is compiled and presented to the client; this report can be used as proof of compliance
Legal/Compliance Requirements for Electrical Maintenance
The need for regular testing and safety for electrical components is covered under the Work Health and Safety Regulation (2017). This legislation, called Regulation 150 Inspection, requires comprehensive testing of electrical equipment and reads:
“A person conducting a business or undertaking at a workplace must ensure that electrical equipment is regularly tested by a competent person (Licensed Electrician)”
Required Testing Intervals
The type of environment and/or equipment determines how often it is to be tested. Testing time requirements can range from three months to five years, depending on the type of equipment you have on site.
