Area

The footprint(s) of the building and land needs to be measured so the cleaning, grounds and security can be accurately priced and accounted for. The land size also needs a proper survey for planning and tax purposes. Understanding the true area of your property lets you know the scope of the work needed.

Assets

The things the building contains and that need to be maintained, from elevators to security systems and HVAC units. All the individual operating assets within the building need to be accounted for so any statutory maintenance can be scheduled and budgeted and the assets protective and operating functions can perform as they were designed to do.

Façade

A property audit allows you to get the full picture of your portfolio, including what you own, your property’s unique set of assets and even any defects or drawbacks you should be aware of. For new owners, a property audit can give you a starting point and ensure you fully understand your new purchase. Existing owners can benefit as well, particularly if the building is not operating in peak condition or efficiently.  We perform property audits to identify the following:

The property audit process includes a full tour and in person examination of the location. During this assessment the  asset or area is identified with a label or QR Code. We then upload the information into our system or the client system to provide an informative picture of the property.

OPEX Consulting

BBM perform this work to detail your operational expenditures and plan for the next 12 months. OPEX or Operating expenses are the costs for a company to run its business operations on a daily basis. As operational expenses make up the bulk of your regular costs, our facilities manager typically looks for ways to reduce operating expenses without causing a critical drop in quality or production output.

CAPEX Consulting

CAPEX consulting allows you to get an indepth understanding of your assets and the likely capital needed to repair, replace and upkeep critical structures and equipment. We identify all operating assets, safety and façade requirements of a building and put the following criteria to each:

  1. Replacement value
  2. Useful life
  3. Condition
  4. Remaining useful life
  5. Fair value

Based on the above we can combine all these elements and estimate the capital required every year out to 30 years so asset owners can build their capital budgets.

Corrective or Reactive maintenance is any maintenance performed to return equipment to proper working order caused by a breakdown, or maintenance identified through a condition monitoring program. Corrective maintenance performed due to a breakdown could fall under one of two categories: Planned or unplanned.

This is designed to help determine the condition of in-service equipment to estimate when maintenance should be performed. Our approach promises cost savings over routine or time-based preventive maintenance, because tasks are performed only when warranted.
